

Sometimes you’re just a little short at the start — that “down payment” that keeps pushing the dream of your own home out of reach. Our program is about exactly that little bit. We help single moms cover the down payment with a grant — no debt, no interest, no complicated jargon. What this help is, in plain terms. It’s a non-repayable grant toward the down payment on a home.
The amount is up to $15,000 (but no more than ~3% of the home’s price). The grant doesn’t need to be repaid — even if you later decide to sell. The program currently operates in California (we’ll expand to more states). If you’re here, you’re in the right place at the right time. Who this program is for. Honestly and simply — for those who carry a family and keep their income afloat but find it hard to save a large down payment.
It’s a fit if: you’re a single mom; you have steady income and can realistically make the monthly mortgage payment; your income falls within our limits (they depend on family size and the market — we’ll check together); and you haven’t owned a home in the last 3 years. We understand what it’s like when all the money goes to the kids, rent, and life, and the down payment just never comes together. This program is a helping hand — to catch you at the moment you’re ready for your own home but missing that last step. A home is about stability. About “coming home.” About children knowing they’re growing up within their own walls.
We’ll go through the documents and tell you honestly what options exist. How it works, step by step. A short questionnaire — you fill in the basics, about 5-10 minutes. A call/interview — we ask clarifying questions, explain the rules, and address any worries. A review of documents and credit history — no “catches,” just making sure the mortgage payment is within your means.
Grants are awarded by lottery. That’s fair: no “everything for insiders, nothing for the rest.” Home selection and deal support — we help assemble the package, coordinate with the realtor and bank, and see it through to the keys. Why it’s fair and safe. A non-repayable grant. It’s not a loan or “an installment plan disguised as help.”
Transparent rules. The criteria are clear up front and the decision is by lottery (fair when demand is high). Real people behind the project. The program is staffed by mortgage and real estate specialists — we’re not “internet consultants,” we close real deals every day. What to prepare in advance: a photo ID (ID/driver’s license); proof of income (W-2/1099, employer letters); several months of bank statements; details of your expenses and obligations; and a basic credit history (we’ll check together if you’re not sure where to get it).
Don’t worry if you don’t have something on hand right now — we’ll help you gather it. The most common questions: Is this really not a loan? Nothing to pay back? Yes, it’s a grant. Nothing to repay, even if you later sell the home. If my credit score is average, do I have a chance? We look at the whole picture: income, payments, debt load.
Often an “average” score is not a verdict. If I don’t qualify now, is the dream over? No. We’ll tell you what to improve (documents, DTI, paying down/optimizing a credit card) and help you prepare to reapply. Do you only help with money, or take it all the way to the keys? Both: the grant plus deal support, so the paperwork doesn’t fray your nerves.
