Identifying details have been changed. A working family with good credit did not have enough saved for the down payment. The team checked a program available at the time and calculated the complete payment, including taxes and insurance, before moving forward. The result depended on program rules, income, debts and the property at the time of the transaction.

About me
My life: personal, career and hobbies
In 1997, together with my family, I moved to San Francisco from Ukraine to build a better life in America. My parents, entrepreneurs themselves, taught me the skills and dedication it takes to run a successful business — and to put clients first.
In 2014, after a short stint in Silicon Valley, I began working in the mortgage field and haven’t looked back since.

Client stories
From dreams to reality
Identifying details have been changed. The buyer needed a new home but had limited funds for the down payment and closing costs. The team compared FHA, an allowable seller credit and an assistance program available at the time. Program rules, limits and availability must be checked again for every client.
Identifying details have been changed. The household combined private-practice income with a short salaried-employment history. After reviewing the documents, the team considered a bank-statement income program and joint qualification. This approach is not suitable for everyone and depends on lender rules, reserves and the property.
Identifying details have been changed. For a Jumbo-range purchase, the family did not have a standard down payment available and could not quickly use some assets. The team compared a combined structure with a HELOC and calculated the complete payment, including taxes and HOA. Eligibility for this structure depends on the lender, property and financial profile.
Identifying details have been changed. The buyer chose a shorter term instead of a standard 30-year mortgage and put more than 20% down, allowing the team to consider an option without mortgage insurance. The team compared the term, payment and total cost. Rates and results depend on the market and borrower profile at application.
Identifying details have been changed. For a premium property, the buyers planned a large down payment from multiple documented asset sources. The team coordinated source-of-funds documentation early and compared Jumbo options across partners. Final terms always depend on the market, lender, property and document review.

We answer your questions
Answers to our clients’ most common questions
How much do your services cost?
Broker compensation, fees and possible transaction costs depend on the selected loan and are disclosed in the documents before closing. The initial consultation is free and does not require an application.
What if I don’t have a down payment?
Low- or zero-down-payment programs exist, but they are not available to everyone. We check state, county, income, property type, lender, funding and current rules before an application.
Is buying a home a good investment?
It depends on price, rent, expenses, taxes, insurance, liquidity and your goals. We can model financing scenarios, but an investment decision requires a separate risk review.
How long does the transaction take?
Timing depends on the lender, program, document readiness, appraisal, insurance and other transaction participants. A preliminary schedule is reviewed for the specific application and is not a guaranteed closing date.
